VA home loans can help you purchase a home at a competitive interest rate, often without requiring a down payment or private mortgage insurance (PMI).

You may need to pay the VA funding fee. This one-time fee helps to lower the cost of the loan for U.S. taxpayers since the VA home loan program doesn’t require down payments or monthly mortgage insurance. Your lender will also charge interest on the loan in addition to closing fees.

The VA home loan program doesn’t require down payments or monthly mortgage insurance. You can buy a home with little to no savings using a VA loan.

You must meet your lender’s minimum standards for credit, income and any other requirements for your loan to be approved. VA does NOT require a minimum credit score, but most lenders will use a credit score to help determine your interest rate and to lower risk. Typically, lenders may want borrowers to have a minimum credit score.

VA loans are similar to conventional loans, except you may not need a down payment and you may still be able to qualify with a lower credit score. VA loans do not require mortgage insurance even with a low credit score, which can help you save money every month. They also tend to come with lower interest rates and lower monthly payments than conventional loans.

Yes, you can purchase a condo with a VA loan, but the condo must be VA-approved.

A Certificate of Eligibility (COE) is a document from the U.S. Department of Veterans Affairs (VA) that lets your lender know that you meet the necessary VA eligibility requirements to obtain a VA loan. You can contact the VA directly to request a COE or you can request one through their website. A DD214 form validating your military service record may be required as a part of the COE process.
