Jumbo home loan FAQs

A jumbo mortgage is a home loan that exceeds the borrowing limits put in place by the Federal Housing Finance Agency (FHFA). These limits are designed to prevent lenders from selling loans as securities in case these properties are overvalued. This tends to happen when housing prices are artificially inflated due to market conditions. The FHFA limits ensure all securitized mortgages meet certain industry requirements, so companies don’t trade mortgages for potentially overpriced properties. 

You will need to get a jumbo mortgage if the home you want to purchase exceeds the FHFA limit in the county where the home is located. Research your county’s FHFA limits to see if your home qualifies. Jumbo mortgages can come with fixed or adjustable interest rates depending on which type of loan you choose.  

Applying for a jumbo loan will help you borrow more than the limit put in place by the FHFA. This is often the only way to purchase a large or luxurious piece of property. If you get approved, you will own a home that, hopefully, appreciates in the years to come. Jumbo loans tend to have competitive interest rates compared to conventional mortgages. Be sure to shop around for the best interest rate to save money over the life of the loan.   

The downside to getting a jumbo mortgage is you will need to pass strict borrowing requirements by maintaining a high credit score and low debt-to-income ratio and keeping plenty of liquid assets on hand. You will also need to manage your money to make sure you can afford the high monthly payment. A larger down payment is needed if you want to avoid paying an additional monthly cost for private mortgage insurance (PMI). You should only apply for a jumbo loan if you have enough cash on hand and a high enough income to make your monthly payments until the loan is paid in full.   

In the past, interest rates for jumbo loans were much higher than those for conventional mortgages. Jumbo loan rates still tend to be slightly higher, but the gap has narrowed recently. Higher interest rates and down payments for jumbo loans are generally put in place to offset the higher degree of risk involved since they are not guaranteed by Fannie Mae or Freddie Mac.  

A conventional mortgage loan satisfies the terms and conditions set forth by Fannie Mae, Freddie Mac, and their regulator, the Federal Housing Finance Agency (FHFA). Loan limits are set by the FHFA and vary by county. Each year the FHFA updates the loan limit baselines based on the House Price Index (HPI) report.

3 $500 Mortgage Closing Guarantee is based on the mortgage loan closing date provided in the original sales contract. This guarantee is only available on purchase mortgage loans with closing dates set for a minimum of 30 days after the original purchase contract is signed. Loan closing date is subject to receipt of completed application and required supporting documentation. Required supporting documentation must be provided no less than two (2) business days after application receipt. Loan closing is subject to underwriting approval. Closing guarantee is not applicable if: a) borrower changes loan products or terms, b) closing is delayed due to seller’s failure to close on time, c) borrower fails to meet contract requirements, d) closing is delayed due to a third party requirement, including appraisal and inspection, e) closing date is not included in the contract, f) closing is delayed due to inclement weather or natural disaster, or g) loan documentation or application contains fraudulent information.
